Explanation of Responses:

1. Mr. DeNaples was granted a stock award under the 2023 Equity Incentive Plan.

2. This amount includes 32,269.6040 shares acquired in June 2024 by Mr. DeNaples individually and 94.2260 shares acquired in June 2024 jointly with his spouse pursuant to the Issuer's Dividend Reinvestment and Stock Purchase Plan ("DRP"). Therefore, Mr. DeNaples holds 2,190,212.4650 shares individually and 6,387.5230 shares jointly with his spouse.

3. Mr. DeNaples' spouse is a participant under the DRP and acquired 281.8080 shares individually in June 2024.

4. Comprises 2,439 shares held by a business in which Mr. DeNaples is a 33.33% owner with his brother, Dominick DeNaples.
