Gain of Approximately $130 Million Over Gross Book Value

Transaction Brings Total Third Quarter Asset Sale Proceeds to Approximately $680 Million

Medical Properties Trust, Inc. (the "Company" or "MPT") (NYSE:MPT) today announced the sale of the real estate of Idaho Falls Community Hospital and Mountain View Hospital to affiliates of Intermountain Health, an investment grade not-for-profit health system, for $413 million (the "Transaction"), a 6.9% capitalization rate.

The Transaction provides $371 million in cash proceeds to the Company with the remaining $42 million distributed to certain minority real estate owners. The gross investment in the properties approximated $240 million.

The Transaction, along with the previously disclosed Infracore Initial Public Offering and sale of the Company’s interest in five hospitals in Utah, aggregates approximately $680 million in cash proceeds to the Company during the third quarter. Each of these transaction values represent significant increases above the Company’s initial investment amounts and further demonstrate the strength of MPT’s underwriting and the value embedded in its portfolio.

The Company expects to use a majority of the sale proceeds to reduce debt.
